I've lived in the Ashford/Eatonville area for eighteen years. I like living in the Nisqually River Valley and look forward to its future. I've been involved with selling real estate for close to six years now and would like to share with you a few things that I've learned from experience about selling homes and properties.

  • First, use an agent that you're comfortable with. It's usually better if the agent either lives in or works the area on a regular basis. Flyer boxes need to be filled, vacant houses need to be monitored, and your house or property is more apt to be shown if it's not "out of the agent's way".
  • Use a multiple listing service such as the Northwest Multiple Listing Service. Listing with a NWMLS agent will make the information on your home or property available and accessible to thousands of agents and buyers throughout the area.
  • Have your agent use a keybox. Buyers often buy on impulse and emotion. A keybox will make your home immediately accessible to buyers with licensed agents belonging to the multiple listing service. There are a lot of buyers who won't see your home if their agent needs to track down a key at the listing agent's home or office, or if the listing agent is required to be at all showings. For security reasons, a mini computer records the names of those agents using your keybox. If you or someone else is occupying the home, you can always ask for a courtesy phone call before any showings.
  • Ask your agent to use a flyer box on the "For Sale" sign post.
    A potential buyer is more likely to buy your home or property if the listing information is immediately available when they first drive by. The flyer should include important information about the home or property including a plat map, listing number, agent's phone number and the price of the home or property. Flyers without a listed price are often thrown away with the assumption that the price is probably too high.
  • Use a listing agent with an office that has a friendly receptionist who answers the phone and is also using the current technology which is so important in today's real estate market. ERA Countryside Real Estate in Eatonville has both. Your listing information, along with picture, will also be advertised on several different web sites on the worldwide internet.
  • Use a listing office that works well as a team. The other agents from my office will preview new homes and properties soon after they are listed. A home or property that has been previewed by an agent is easier for that agent to sell. The other agents from my office will also try and screen buyers so that your listing is shown only to qualified buyers.
  • Have your agent do a market analysis to determine fair market value of your home or property. An overpriced listing usually does not sell.
  • I also feel it important that your agent have an office that's open on Sundays. Buyers often need to do their house hunting on weekend.
